By staying with us, you are agreeing to follow these rules.


1. Guests on Property. You are responsible for all members of your reservation, in addition to anyone who may be invited or allowed on the premises by you or any member of your reservation. The guest count on your booking should reflect the number of guests in your group. Unless previously approved by us, no other guests are allowed. The nightly rate covers the maximum occupancy by state law for the listing, and we charge a supplemental $100/night fee for each guest beyond 10 to cover additional use of linens , wear and tear and any fines or fees incurred. This fee will be automatically calculated when you update your guest count or if fouond on the premises by staff or Host it will be added accordingly through Airbnb. If you bring more guests than are listed on your reservation, you agree to pay double the applicable guest fee, and if your group is disruptive, your group (and any visitors) may be asked to leave the property and forfeit the remainder of your reservation without a refund. No parties are allowed within the home or on the premises, unless previously approved in writing by the host. Events may incur additional fees, including additional guest fees and/or cleaning fees, and guests may be required to provide supplemental insurance coverage. All of this should be negotiated in advance with the host.


2. Pets. This listing is not pet-friendly. Although we love all pets, we know some guests are particularly sensitive to some pet dander, so to limit allergens, we only allow dogs. We ask all guests traveling with dogs to be respectful of other guests -- to keep their dogs on leash when outside or in public areas, to pick up after them, and not to leave them unattended for extended periods of time. Guests agree to assume full responsibility for any pets/service dogs they bring or allow on the property. If your pet causes any injury or harm to other guests or to the property, you will be 100% liable for any necessary treatment, care, or repair. Disruptive barking, and/or aggressive pets will be asked to leave, and their owners will forfeit any remaining nights on their reservation without a refund. If you are traveling with a dog, please let us know when you book or inquire. There is a non-refundable pet fee of $300 this changes with the seasonal rate. If your plans change, you can easily add or remove pets from your reservation. We appreciate your cooperation with this policy, as it benefits us a great deal to know in advance if you are staying with pets so that we can plan for additional cleaning. If you bring a pet without notifying us or in violation of this policy, you may be subject to an additional $250 penalty per pet, in addition to the applicable pet fees.


3. No smoking/Vaping INSIDE of the house. NO illegal drug use. There is absolutely no smoking or vaping (tobacco, marijuana, or other substances) Inside of the home. You can smoke/vape outside of the home. No Illegal drugs allowed. A $1000 penalty will be incurred for any violation of this policy.


4. Check-out procedures. Guests agree to follow the check-out procedures: to place all trash in appropriate receptacles, wash any dishes/utensils used during their stay, and to put used linens on the bedroom/bathroom floor. If guests fail to follow check-out procedures, they may be charged an additional cleaning fee. Guests also agree to comply with our check-out time of 9AM. Guests leaving after this time (or the time agreed to by the host) are overstaying their reservation, and they have no license to stay in the accommodation after this time. Overstaying impedes our ability to prepare the listing for our next guests and presents a material inconvenience to us. For each 1 hour period (or any portion thereof) that you overstay, you may be subject to an additional fee of up to two times the average nightly fee paid by you to cover the inconvenience, plus all applicable guest fees, taxes, inconvenience to cleaning staff and having to reschedule and any legal expenses incurred by us to make you leave.


5. Quiet hours. Out of respect for our neighbors and other guests, we ask that all guests limit noise between the hours of 11PM and 7AM. Inside of these hours, we ask that guests keep noise to a reasonable level and do not pose a nuisance or disturbance to others. Guests who do not adhere to this policy will have to exit the party, without a refund, forfeiting any remaining nights on their reservation.


6. Do not move furniture or decor. Guests should not move any furniture or decorations during their stay, as these risks causing damage to the property and requires additional cleaning time to restore the listing to its original condition. Guests who have moved furniture or decorations during their stay and failed to return them to their original location may be charged an additional $50 cleaning fee for each item, in addition to any applicable repair or replacement costs incurred by the movement of furniture or decorations.


7. Property damage. You accept responsibility for returning the property and its contents in largely the same condition you found it. We understand accidents happen and ask that you please inform us immediately if anything breaks or is damaged during your stay. We inventory our property before and after each stay, and if property is damaged or goes missing during your stay, you will be responsible for its replacement or repair and any charges incurred to replace.


8. Outdoor areas and grill use. There is several outdoor areas for our guests’ enjoyment, and we have provided a gas grill, which we hope you will enjoy. To make sure we can keep offering these amenities to all of our guests, we ask each guest to be respectful of the property and to be sure to clean up after themselves. Please do not leave any trash outside (there are trash bins both inside and around the neighborhood, please clean up after any spills. If you use the grill, please be sure to clean the grates when you are done. Heat the grill on high to burn off any remaining food and scrub the grates with the provided grill brush.


9. No candles or open flames. Please do not light any candles or burn any open flames on the property.


10. Do not engage in any illegal activities on the property. This includes drugs, illegal internet activity, underage drinking, and other illegal activities. Any guests found to be in violation of this policy will be asked to leave immediately, without a refund, and will forfeit any remaining nights on their reservation.


11.Two cars are only allowed on each Property. If you Bring a Third car you agree to pay $200 a day for a third car to cover fines and parking fee. There is an option to buy a Third Pass if Available or you can park and store at Ewing Boat Storage.

12.You agree to register all vehicles and guests not to exceed 10 max and 2 dogs max. at the web site www.Rookery3COA .com under Tennant Registration. You must add dogs to listing to inform host as a Dog Collar is needed to prove dog Registration Fees were paid.

Emotional Support Dogs are not covered under Full Service Dogs {blind and warnings for seizures etc} only accepted, per the law in Alabama. Companion dogs are not covered under Service dogs.

Documentation is needed to send to the Coa to avoid any fees from licensed service dog authorities, not internet ones you can apply for yourself.

13. Stolen towels1 or 40 will incur a replacement price of $650

Stolen sheets, blankets, pillows beach towels etc. at a value $150 per item.



ANY FINES ISSUED DURING YOUR STAY CAUSED BY YOU OR YOUR GUESTS RELATED TO PARKING, DOGS, OVERCROWDING, TRASH, NOISE. NOT FOLLOWING POOL RULES. ETC WILL BE YOUR FULL RESPONSIBILITY. THIS WILL HAVE TO BE PAID IMMEDIATELY.
